Abstract

    This extended essay aims at investigating relationship between residential properties in Hong Kong and Guangdong province, China. My researches question “Why are there more and more Hong Kong residents taking up residential flats in Guangdong Province?” is discussed.

By comparing price and quality of flats, people’s income, surrounding environment, cost of living, perception and government policies, it is found that most of these factors contribute to the increasing demand of Guangdong’s flats, because of better environment, lower cost of living, career development, family union and so on. The outflow of capital and money do not only lead to a loss of properties agencies, but it also affects the Gross National Products (GDP) of Hong Kong negatively.

This essay is concluded that the flow will soon stop as the substitution effect is decreasing. As Guangdong province develops rapidly, cost of living and properties’ price are raising dramatically, Hong Kong residents will stay in Hong Kong due to similar environment in both places and geographical inertia. The outlook of Hong Kong property market is still positive.

A lot of surveys and statistics concerning this topic have been conducted by Hong Kong Government and various companies, therefore, secondary data are used in this essay instead of primary data.

Why are there more and more Hong Kong residents buying housing units in Guangdong? Will this trend continue?

Section 1: Introduction

Five years ago in 1997, due to the reunification of Hong Kong and China, many rich men and merchants left Hong Kong as they worried that the political and free market system in Hong Kong would follow China’s, an emigration tide was therefore created. This caused problems in Hong Kong as there was a large net outflow of money and capital. Today, once again, many Hong Kong residences decided to leave Hong Kong and stay in China, would this bring Hong Kong into another crisis?

Since Hong Kong has handed back to China in 1997, cooperation and communication between mainland and Hong Kong are strengthened. People often cross the border for business, education and vacation purposes et cetera. Everyday there are 130000 Hong Kong residents crossing the border to China for various reasons. Among them, 51300 are living in mainland. These were figures from 2001, and it is assumed that the figure is larger now.

Hong Kong, known as a very small city, the land price is very high. With high pollution level and inadequate relaxing facilities provided, will there be more people moving to north and settle down? With increasing job opportunities in China, will Hong Kong people move there for jobs and stay there?

In the following context, I am going to compare the residential flats of Guangdong and Hong Kong to examine some of the reasons that lead to more and more Hong Kong people living in Guangdong.

Research Question: Why are there more and more Hong Kong residents taking up the housing units in Guangdong? Will this trend continue and how will it affect the demand for property in Hong Kong?

Hypothesis:

Due to the higher income, lower cost of living, family tie, increasing income and government intervention, more Hong Kong residences will be living in Guangdong province.

This research question will be investigated in this essay.

Section 2: Comparison of residential flats in Hong Kong and Guangdong Province

  1. A precise look at the residential market of Hong Kong

In Hong Kong, there are many types of housing; in this report the price of private housing is used to compare with that in Guangdong’s. Of course, there are very expensive ones on Hong Kong Island ($8035 per fleet) and comparatively cheaper ones in New Territories and old districts ($1299 per fleet).

As Hong Kong is now suffering in economic recession, there are many excess property stocks in the market, people prefer not to buy properties as the price is dropping down continuously. To stimulate the market, the property companies used many methods to attract consumers.

Non-price competitions are used to draw more buyers. Those include free cars for the first ten or more buyers, free parking places and others advantages like best lending rate and free down payment loan. Moreover, in a media-dominate society like Hong Kong, advertisements are necessary to promote residential flats. When you read the newspaper, most of the advertisements are concerning about residential flats. You can also see those advertisements on TV and on MTR (Mass Transit Railway) et cetera.

With these strategies, unless consumers have a special interest in a particular areas or residential flats, they are in a mobile state and therefore will choose the best flat with the best advantages to purchase.

  1. A precise look at the residential market of Guangdong province

This is the map of Guangdong Province.A Thematic Household Survey was conducted in the second quarter of 2001 by the Planning Department of the Hong Kong Government. The survey indicated that 189 000 and 29 000 Hong Kong residents aged 18 and over in Hong Kong respectively purchased/built and rented residential properties in the Mainland. Among the flats that are purchased and built, 88% of them are located in Guangdong. Within Guangdong, Dongguan (constituting 24% of all residential properties purchased/built by Hong Kong residents) and Shenzhen (20%) were the two most popular places where these residential properties were located.

With cheaper land, the properties, of course, are much cheaper than Hong Kong. Still, non-price competitions are involved. In order to attract more buyers from Hong Kong, everyday in Mongkok (one of the busiest places in Hong Kong) many people can get advertisements promoting various residential flats in Guangdong province. They usually emphasis on cheap price but good quality houses, provided with adequate facilities. Some interesting strategy is to sponsor the Miss Hong Kong to have a trip there, and thus they will promote the residential flats.
